  • Gold — the island's RM 1,000,000 strata minimum lines up almost exactly with Gold's requirement, which makes Penang island one of the more natural Gold locations.

The honest downside

The island is small and traffic is genuinely bad — the bridge bottlenecks at peak hours and there's no rail. Condominium supply on the island is high, which is good for renting and less good if you need to sell inside the ten-year MM2H holding period. And Penang's popularity with expats cuts both ways: the community is established and welcoming, but you'll meet a lot of people who've never learned any Malay.
